Project Overview

Full refurbishment of a 27,465 sq ft industrial building in the established Brimsdown area of Enfield, with good access to the M25 and central London, carried out to achieve the highest possible energy rating and ready the unit for re-letting. Arden designed and installed a rooftop photovoltaic array and re-specified the lighting, fire alarm and building services to reach an EPC A+ rating, re-wired the property throughout and fitted new certified roller-shutter doors. The works were completed with new welfare facilities — a kitchenette, shower room and DDA-compliant WC — full internal and external redecoration including the warehouse floor, and bespoke outdoor seating and bike storage.

Works included:

  • Rooftop photovoltaic array, designed and installed to achieve EPC A+

  • Full re-wire, with new LED lighting and a fire alarm specified to the target EPC rating

  • Strip-out of the previous tenant’s fit-out

  • New roller-shutter doors, fitted and certified

  • New kitchenette, shower room and DDA-compliant WC

  • Full internal and external redecoration, including the warehouse floor

  • Bespoke outdoor seating and bike storage

Approach / Key Challenges

An EPC A+ target shaped the whole scheme on this 27,465 sq ft industrial unit — met through roof-mounted photovoltaics, a full re-wire and new lighting and fire systems, alongside a complete strip-out and new DDA-compliant welfare facilities.
