Project Overview

Reroofing of a four-storey tenant-occupied commercial building for Griffin Housing Association, carried out from a full scaffold with a temporary roof maintained throughout. Existing asphalt, cork insulation and the timber deck were renewed, with new insulation, mastic asphalt and leadwork installed, and the mansards re-clad in new slates over a new felt and batten structure.

Works included:

  • Full scaffold to all elevations with temporary roof to maintain weathertightness

  • Removal and renewal of existing asphalt, cork insulation and timber deck

  • New insulation, two-coat mastic asphalt, solar reflective paint and leadwork

  • New lightning protection system

  • Mansards re-clad in new slates over new felt and batten structure

  • Specialist removal of asbestos-containing slates

Approach / Key Challenges

The building remained tenant-occupied throughout, so a temporary roof was maintained at all times to keep the property weathertight. Asbestos was identified in the existing slates during strip-out and removed by a specialist contractor, coordinated with the CDM co-ordinator and Building Control.
