Project Overview

External refurbishment and structural upgrade of two three-storey residential apartment blocks at Pinewood Court, Clapham, containing 23 apartments — improving structural integrity, upgrading the façade and resolving damp ingress through a major asbestos removal and overcladding scheme carried out to strict HSE guidelines. A full perimeter scaffold to both blocks was designed specifically to allow the safe removal of asbestos-containing materials, after which Arden installed a Z-bar cladding framing system and approximately 200m² of Equitone cladding boards, with new flat-roof felt interfaced to the new system. Repairs to concrete lintels, cills and substrate were carried out prior to overcladding, and approximately 140m² of new silicone render applied to eight high-level balconies. Arden returned to renew the blocks’ entrances and lobbies as a further phase, following an earlier investigation into the cause and extent of the defects.

Scope of works

  • Arrowhead soffit cladding panels to the entrance canopies

  • Entrance lobbies re-tiled with new lighting

Approach / Key Challenges

A major asbestos removal project on an occupied residential block, with all asbestos-containing materials removed to strict HSE guidelines under a purpose-designed perimeter scaffold before the new Equitone cladding system and balcony render were installed to resolve long-standing damp ingress. Arden returned for a further, separately commissioned phase to renew the blocks’ entrances and lobbies.
