Project Overview

Full strip-out and refurbishment of a duplex maisonette at Aguda House, Stamford Hill, which had stood empty for more than two years before works began. The flat spans lower ground and ground floor levels and required a complete internal renewal — a new staircase, kitchen and bathroom facilities — together with investigation and remediation of water ingress affecting the lower ground floor. A CCTV drainage survey and controlled water testing to the courtyard areas established the source of the damp before external waterproofing and floor reinstatement proceeded, and the electrical, heating and hot water systems were tested, recommissioned and the flat redecorated throughout. A related instruction covered limited external drainage and waterproofing works to a second flat within the same block, which remained occupied throughout.

Works included:

  • Strip-out and removal of the existing kitchen, staircase, utility room and bathroom fittings

  • CCTV drainage survey and controlled water testing to front and rear courtyard areas to establish the source of water ingress

  • External waterproofing to below-ground brickwork, with reinstatement of paving and drainage channels

  • Design, supply and installation of a new staircase and balustrade to match existing, with fire-rated construction below

  • New kitchen, including units, worktops, tiling and flooring; bathroom and utility room refreshed with new tiling, flooring and reinstated sanitaryware

  • Full rewire and testing of the electrical installation, including distribution board replacement, and recommissioning of heating and hot water systems

  • Redecoration throughout and completion cleaning

Approach / Key Challenges

The flat had stood empty for more than two years and the cause of the water ingress was not confirmed at tender stage. CCTV survey and controlled water testing, carried out with the Contract Administrator in attendance, isolated the source and directed the waterproofing scope to where it was actually needed.
